These days finding a buyer for your house is the easy part. It is the inspection, repairs, appraisal, financing, underwriting, title work and multiple offers and due diligence that makes normal, intelligent and sane people turn into hysterical, irrational, crazed maniacs as they move through the closing process.
You can’t blame them really. We are talking about all the money most people have now and a lot of what they are going to have over the next 30 years. The lenders have requirements that sometimes do not seem to make any sense. Sloppy legal work from the past can rise up to bite you when there are five open deeds on your property that should have been closed when you did the refi ten years ago…and were not. The house that looks like the model for Better Homes and Gardens has 15 floor joist eaten up by termites unbeknownst to the seller, or the attorney refuses to close a Friday afternoon closing because of a some deed issues he should have seen weeks before and your furniture is on the truck to move into your new home… that will consequently not close until Monday.
Are you going to know what to do when the buyer’s girlfriend has a tantrum in the attorney’s office and refuses to close, when there is mold…killer mold… behind the washing machine or the appraisal comes in $10,000 below the sales price?
